As Jess says, our team performs these annual inspections for every home we manage. During the inspection process, our representatives examine your home from top to bottom, looking for areas of concern. These can be minor maintenance issues like checking smoke detectors, repairing leaky faucets, or re-caulking tubs, toilets, showers, and tile. Or, they could include periodic repair tasks like replacing worn carpet or repainting the walls. In some cases, our annual inspections uncover the first signs of significant issues with the home’s essential systems.
Not only do we inspect the inside of your home, but we also look for issues outside your home like the roof, exterior paint, fencing, and gates. Throughout the process, we take pictures of everything we see to document our findings. Once we’ve completed the inspection, we upload all those photos to appfolio — our property management software. Within appfolio, our homeowners can access pictures of each of their homes so they can stay updated on the condition of their investment.
After completing the inspection and uploading property photos to appfolio, we talk with our homeowners about how they’d like to address any issues we uncover. Some of our property owners prefer to fix these problems themselves. Others allow us to handle those details while approving final expenses. In those cases, homeowners can track work orders through appfolio as our team of vendors and in-house staff address needed repair and maintenance issues.
24-Hour Tenant Emergency Line
Another vital component of maintaining an investment property is handling the emergency calls that are an unavoidable part of property management.
