We’re a Full Service Property Manager

When an owner hires a property manager to oversee their rental home, they’re usually looking to get away from day-to-day management tasks. Many Portland property managers claim to offer full service. However, the definition of full service can be very different depending on who you’re talking to. At Rent Portland Homes by Darla Andrew, we take the full-service motto literally. We’ll take over the management of your property from beginning to end so you can enjoy truly passive income. Here’s how our management process works.

Step 1: Advertise Your Property

Finding an all-star tenant is one of the biggest challenges for self-managed property owners. Most of these owners rely on free sites like Craigslist or referrals from family and friends. However, there’s an inherent risk to this approach. Any unnecessary delays in finding new tenants mean lost rental income. So, property owners need efficient and effective advertising channels to promote their available homes.

Rent Portland Homes by Darla Andrew uses a proven system for advertising available properties. We start by listing your home on hundreds of websites, including major destinations like HotPads.com, Zillow.com, Trulia.com, Craigslist.com, Instagram, and FacebookEach of our available homes also receives star treatment in the form of a video walkthrough we post to our YouTube channel.

We designed this system to put your property in front of the best possible renters in Portland.

Step 2: Conduct Property Showings

Once we begin fielding interest from Portland renters, our team conducts property showings for your potential new tenants. During these showings, we accompany prospective tenants on a tour of the home. During the visit, we’ll answer any questions they may have about the property or our rental criteria, and provide all regulatory real estate disclosures. You don’t have to worry about scheduling these appointments during this process or finding time for a showing when the current tenant isn’t home. As your property manager, we handle all these details for you. After conducting the showing, we move on to the application and screening process.

Step 3: Handle the Application and Screening Process

Properly screening new tenants is a critical job for every property manager. Without a robust screening process in place, property owners could end up with tenants who don’t pay their rent, damage the property, or eventually require eviction. Fortunately, Rent Portland Homes by Darla Andrew uses a customized screening process, which includes eviction and rental histories, national criminal background and credit checks, national records, and income verification. If a prospective tenant passes our screening, there’s an excellent chance they’ll be a reliable, long-term renter.

Step 4: Facilitate Move-In

After a prospective tenant has passed our screening, we’ll begin the process of getting them moved in. This starts when we draft and sign the lease agreement, provide the tenant all required documentation, and collect the security deposit. Then, we schedule a move-in date. At that time, a Rent Portland Homes by Darla Andrew representative will be present to hand over the keys and take hundreds of photographs to document the property’s condition thoroughly. All our property owners have access to these photos within the online portal they’ll use while working with Rent Portland Homes by Darla Andrew. Once the new tenant has moved in, we’ll handle monthly rent collection, so you don’t have too.

Step 5: Regular Communication with Property Owners

As a property owner, you’ll always know what’s happening with your rental home. We provide quick electronic owner disbursements for rental payments. In addition, all owners receive a monthly accounting statement as well as remote online access to your account to see all property activity. And should you ever have a question or concern, one of our professional leasing team members will be more than happy to help. Our goal as your property manager is to handle all the details while giving you full control over your property. That’s our definition of full service.

Step 6: Ongoing Property Oversight

Throughout our working relationship, the Rent Portland Homes by Darla Andrew team will also conduct ongoing property oversight. These tasks ensure that your property will always be well maintained. They include:
