When an investment property owner hires a management partner, they’re looking for a few essential qualities:
- Attention to detail: the ideal management partner has their eye on the little things because they’re often most crucial.
- Responsiveness: owners want a partner who will respond to their client’s and tenant’s concerns promptly.
- Professionalism: investment owners need a management partner that approaches their clients and tenants with respect and courtesy.
- Ownership: most importantly, owners need a management partner to take ownership of the rental process and treat the house as if it were their own.
Management companies that don’t take these qualities to heart will fail their clients again and again. When you’re an investment property owner, that’s just too big a risk to take.
A Day in the Life
A couple of years ago, we followed Jeremy Hill, our (then) maintenance coordinator, on a typical day at work. Jeremy began his day with a routine home inspection at one of our properties in Forest Grove. In our experience, these inspections are a fantastic opportunity to monitor the health of the homes we manage. Little things — like cracks in a sidewalk or a sticking door — might not be immediate concerns. However, they may become larger problems down the road.
As part of our inspection process, our maintenance team takes thorough notes and shares them with our homeowners, along with our repair recommendations. While that theoretical sidewalk crack might not be a problem this year, by this time next year, it could be much more expensive to fix. This attention to detail helps spot small issues before they become big and preserves the quality of our client’s investments over the long term.
Responding to Repair Requests
After his stop in Forest Grove, Jeremy moved on to a repair call from a tenant with an electrical issue. It’s our policy to make all necessary repair requests within 48 hours. By being responsive to our tenants, we ensure they remain satisfied with their rental experience and stay in your rental property for the long term. We employ our own maintenance team, which means we can sometimes troubleshoot problems before calling in an outside vendor. Our clients benefit because we can often save them money on run-of-the-mill repairs.
On this day, Jeremy wasn’t able to fix the electrical issue, so he’ll now consult one of our more than 100 qualified and vetted team of local vendors to find a solution. Of course, our owners are also welcome to arrange their own repairs, so long as they’re completed with a 48-hour window. This flexible approach allows us to satisfy the varying needs and preferences of all our clients.
Interacting with Tenants
Jeremy ended his day at one of our tenant’s homes, who had a question about his rental property. As Jeremy toured the tenant’s rental home, he had the opportunity to answer questions, address concerns, and prove with his actions that our team cares about our tenants. In our business, each and every employee is client and tenant-facing. That means all of our employees must embody the professionalism that’s at the heart of Rent Portland Homes by Darla Andrew. That means treating everyone with respect, answering all questions promptly and thoroughly, and representing our company and our owners well.
We’re Your Property Management Partner

However, we care for them as if we owned them ourselves. We believe that by taking care of our client’s largest investments, we’re taking care of their financial future.
